Factors like the condition of your property, advertising an accurate price, and the time of year have the greatest effect on securing residents quickly. At NestTenders, we make it our goal to market your property in the most efficient manner possible to reduce periods of vacancy. On average, we rent properties within 12 to 18 days after the available date.
All rental proceeds are disbursed to landlords no later than the 15th of each month via direct deposit to a US bank account. If the 15th falls on a weekend or holiday Monday, funds are disbursed the Friday before.
Services like electricity, water, sewer, garbage, cable, telephony, security system monitoring, and interior pest control are resident responsible items in our lease agreements. If your property is located within a homeowners association, we recommend providing a lawn fertilization service and covering the cost to meet community requirements.
Yes! Our lease agreement requires residents to water, mow, and edge the lawn regularly. To ensure residents meet the requirements of their agreement, we perform regular property check-ups and issue periodic announcements during times of low rainfall in summer and freeze warnings in winter.

We collect and hold in escrow a minimum one full month of rent. If a prospective tenant fails one of our many different selection criteria, he or she may post more security to compensate. If such ever happens, you will be notified and able to accept or reject the tenant's application.
We perform a full Credit Check, Rental History Check, Employment Verification, Criminal History Search, Nationwide Eviction Search and Terrorist Database Check.
