FAQs for Property Owners

What are the benefits of using a professional property manager?

Utilizing the services of a Professional Property Management Company in the Jacksonville area relieves you from the burden of unexpected and untimely tenant and repair issues.  It also provides you with a tested and true vendor team to handle repairs and maintenance issues at your property.  Having NestTenders handling the details of your rental home allows you to focus your time on other matters instead of worrying about your rental property.

How much security deposit will be collected?

We collect and hold in escrow a minimum of one full month of rent.  If a prospective resident fails one of our many different selection criteria, he or she may post more security to compensate.  If such ever happens, you will be notified and able to accept or reject the resident's application.

When will I receive my statement and rental proceeds?

Your monthly proceeds will be electronically deposited directly to your bank account each month on the 15th.  Property statements are emailed on this date as well.  Should the 15th fall on a Saturday, Sunday, or Holiday Monday then proceeds and statements will be delivered the business day prior.

Will licensed vendors be used?

Yes!  To work with us, vendors have previously provided both Proof of Licensure, if the work they are accomplishing requires licensure and Insurance.

What is the policy on pets?

Small pets, less than 50 pounds in weight, and that are not on the Prohibited Animal and Breeds List may be allowed with an approved Pet Application, an addendum to your lease, and a paid non-refundable pet fee if the property allows pets. 

The fee is $450.00 for the first pet and $100.00 for each additional one with a maximum of two allowed.  These fees are not a deposit and will not be returned when your tenancy ends.

Fees are waived for medically necessary pets by completing a Reasonable Accommodation Request.
