Leasing & Showings

Coordination and scheduling of showings plus preparation of Florida specific lease agreements are features of all our packages. We even include document e-signing to ease the leasing process.

Resident Screening

Keep yourself protected against bad tenants. Our team carefully screens every application we receive, using background and financial checks to qualify every applicant.

Property Inspections

What is taking place behind closed doors in your property? Stop worrying about it! Our team schedules allowing us to check that all is well.

Evictions

Although rare (>0.5% in 2018), we are ready. We've partnered with several Attorneys who specialize in Florida Evictions should you ever be in a sticky situation with a Resident.

Maintenance

It's never been easier to keep your rental in great condition. NestTenders will coordinate repairs and get the work done quickly to maintain Resident satisfaction & keeping your property healthy.

Rent Collection

We offer your Residents online and automatic payment options as well as monthly due date reminders. We even offer electronic cash payments at several locations all over town!

Financial Reporting

NestTenders Accounting will send you regular monthly statements detailing all income and expenses for the period. You will also receive Year End Reports to help make tax time easier.

  • Marketing, Advertising & Photography – Our listings get noticed. We will list your rental on Zillow, Trulia, Realtor.com, and 40+ other websites with professional photography that presents your property in the best possible way.
  • Scheduling & Showings – We use robust scheduling systems for showings that allow potential residents to book a tour immediately from our listings. We also staff appropriately so inbound inquiries are answered quickly. Prospective residents also receive text or email reminders on upcoming showings. Every showing we book is attended by an onsite team member as well.
  • Resident Vetting & Screening - Applicants will meet standard selection criteria designed to reduce lost rent and damages. We will obtain and review consumer reports, public records, employment as well as housing histories to select the highest qualified residents.
  • Move-In, Periodic & Move-Out Inspections - Onsite inspection conducted at the start, middle and end of each residency and available for review in your Landlord Portal.
  • Monthly Rent Collection with Online Payment Options - Residents receive automatic rent reminders and can pay via check, cash, or credit/debit card through their online account portal or our physical payment network.
  • Direct Deposit of Rental Proceeds - Funds are delivered to you by the 15th of each month via direct deposit along with a statement covering the last 30 days.
  • Maintenance Coordination - We'll keep you up to date on required repairs and handle them with your approval. You'll also have access to our vendor network for price savings and priority response.
  • Association Compliance - Should a local association issue a violation, we'll work with the resident and association to address the noncompliance quickly.
  • Expense & Tax Reporting - At year-end, we'll send you income & expense reports to make tax preparation easy.
  • Escrow Management - We'll collect and hold resident security deposits following the extensive Florida Statutes requirements.
  • Online Account Portals - You and your residents will each have an online account portal for easy access to documents, statement, reports, and make payments or report maintenance items.
  • Six Month Resident Guarantee - Should a resident we place default and depart within six months of the initial lease term, we'll find a new resident at no cost.
  • Dedicated Property Manager - We work as a team, but for complicated or long term issues, your assigned Property Manager is just a call or email away.
  • 24 Hour Response Time - We promise to return all calls or emails within 24 business hours. However, our goal is to respond on the same day whenever possible.
  • No Cancellation Fees - You'll love our service, but if for any reason you need to discontinue your service we will not charge you a cancellation fee.
  • No Maintenance Mark-Ups - No funny business. You'll pay what we paid for Landlord responsible maintenance and repairs.
  • No Inspections Fees - We won't charge you for routine inspections of your property.
