My 1099-MISC income doesn’t match that on the Cash Flow Report
It is normal for the gross income on these documents not to match in some cases. The Cash Flow Report includes only income you received during the tax year, while IRS Form 1099-MISC includes the gross rents collected in the same period, even if you have not received them. This is because the Revenue Code requires prepaid rents to be included on the 1099-MISC in the year they are received. Even if collected by your financial agent (NestTenders) and the funds have not yet been disbursed to you. This most commonly affects you when your resident pays their January rent during the last week of December.
