What affects the Actual End Cash total on my 12 Month Cash Flow report?
The Actual Ending Cash on the report would ideally be the amount of your maintenance reserve at the end of the month. But it can be affected by several scenarios. Most commonly, if the tenant prepays toward (partially or in whole) the next monthly payment, there is an expense dipping into the maintenance reserve or if funds have been added by an owner (or held) for an upcoming project/bill.
